One · the door
Most buildings answer this with a list of prohibitions — no this, no that, no guests after nine. Rules govern the people who live there. They do nothing about the people who don't.
Visitors and deliveries are announced to you, through MyGate, and they wait until you answer. Canvassers and unknown callers never get past the desk.
Inside your own flat we leave you alone. Have people over. Pour a drink. Smoke on the balcony. Quiet between 10pm and 7am is the only thing we ask.

Two · inside
The desk is teak because you will sit at it for eight hours a day. The mattress is six to eight inches because you will sleep on it for four months. Nothing in here was chosen to fill a room.
Teak on the door, the frame, the desk and the chair — cut on site from Mysore logs. The wardrobes and wall panels are panel board.
One thing to know before you pack: the bed comes with the mattress, the pillows and protectors on both, and every window comes with curtains — but the sheets and covers are yours. Long stay is a rental, not a hotel room, so most people order a set the day they arrive and it turns up the same evening. If you would rather not buy any, take the Linen Refresh: we provide the sheets, covers and towels, swap them for clean ones once a week and launder them ourselves — ₹2,000 a month, all in. Your own clothes are a separate thing entirely, washed and folded at ₹400 per 8kg load whenever you want it.
Three · the tap
February to May, borewells drop. Buildings ration. A tanker load triples. Your rent doesn't.

The last tanker this building bought arrived on 8 November 2025. There has not been one since — straight through the 2026 dry season, while the street queued.
Rain settles in three sumps. The overflow runs into a filtration chamber — built by a man sitting inside it, packing stone around the pipe by hand, then gravel on top.
From there it goes back down a borewell that gave up at 800 feet, percolates a thousand feet through rock, and reaches the aquifer the main bore draws from at 1,800. What the building takes, it returns.
The water is not independently tested as drinking-safe, so treat it as you would any tap in this city — the RO in your kitchenette is there for that. What the recharge does do is put water back into the aquifer this street shares.
A sand filter polishes it. A softener strips the hardness that wrecks hair and clothes here. An air-source heat pump runs hot water all year — no rod, no gas.

Four · the lights
Most of it is an inverter running a few bulbs for an hour. You discover the limits in August, in a lift, between floors.
The generator · the lift it keeps running · and the lights, the Wi-Fi and the television in your own flat, which never notice. Full building, not selected circuits.
Lifts run. Lights hold. Wi-Fi holds. The water pumps keep pumping. The air conditioning is the one thing it doesn't.
Five · the ground floor
A car parked on a Bengaluru street is a monthly negotiation with whoever got there first. Yours is inside the same gate you are, in a bay with your number on it, with a guard on the floor.

Six and seven · upstairs
Four months alone in a new city is a posting. Four months with somewhere to go is a life. Both are available. Neither is compulsory.

Power, water, Wi-Fi, lift, kitchenette. You only notice these when they fail, and here they don't.
A controlled entrance, a staffed desk, and someone on site who picks up.
A coworking floor, a gym and a table tennis table, for the evenings you'd rather not eat alone.
Arrive at eleven at night with one suitcase and you can still eat. Rice, atta, dal, oats, oil and salt sit at reception at ₹100 each — no shop run, no empty first morning.
Loan items are on loan, and subject to availability on the day.

Seven · what people say after
A night tells you the sheets were clean. It tells you nothing about April. So start with the one who stayed two months.
I stayed there for almost two months and I enjoyed each and every day. The flat was neat and clean. The amenities are really wonderful.

Eight · why it costs what it costs
There is a cheaper version of every line in this building. We know what each one costs, because we were offered it and said no.

Three of those you will not notice until the month they matter. They are what separates one of these buildings from the next, and all three only show up after you have moved in.
That is where the number comes from. Not a market rate and not a margin — a list of decisions, each of which cost something to make.
Nova Regency was built by our family and opened in 2017. We are not an operating company running somebody else's asset on a management contract — which is why the person who can actually decide something is reachable, and it is usually me.
It is also why the water, the power and the door were specified the way they were. Nobody was optimising for a handover. We were going to be here afterwards.
Eight years, every deposit returned, typical deduction ₹11,000.
Nine · the money
Standard · Deluxe · Super Deluxe — the same fit-out in all three. What changes is how much daylight you are paying for.
Electricity, water, Wi-Fi, housekeeping, maintenance — in. Hidden fees, one-time charges, brokerage — out. Deposit is two months whatever the length of your stay, refunded at exit less damages.
No lock-in and no notice-period trap. If a posting ends early, you go. If it extends, you stay. And if your dates or your situation are awkward, say so — the terms move, and we would rather sort it out than lose you to a clause.
No amount of furniture shopping produces a generator, a guard, a lift or a softener.
Some of you are not choosing between us and another serviced flat at all. You are choosing between us and doing it yourself in an unfurnished 1BHK. That deserves a straight answer, at the length people actually stay.
Every one of those is on the Nova side of the table already, in the rent, on the day you arrive.
Both are refundable. The difference is how much of your money is held for a year, and how much of it comes back. Eight years, every deposit returned, typical deduction ₹11,000.
Assumptions behind these figures: unfurnished rent ₹20,000 a month with electricity and water in it, broker at one month, furniture and appliances ₹1,73,000, housekeeping ₹3,000 a month, internet ₹1,000, society and MyGate ₹1,850, purifier ₹500. Neither column counts your own hours. Most unfurnished lets in this city are eleven-month leases, so a four-and-a-half-month stay is not usually on offer at all.
Three things sit outside the rent.
A designated covered bay on the ground floor, inside the same gate as everything else, with the guard on it. Two-wheeler parking is free and does not need booking.
We provide the sheets, covers and towels, swap them for clean ones once a week, and launder them in the seventh-floor linen room. Nothing for you to buy, wash or replace. Skip it and bring your own — most residents do, and a set arrives the same evening you order it.
Separate from the above, and available whether or not you take the Linen Refresh. Hand it in at reception, washed and folded downstairs, back to you. Pay per load — no subscription, no minimum.

Ten · if a company is booking
None of them will see the room. Send them this — it is what each one asks for before they sign.
